New Terraplex Opportunity Fund Acquires Prime Melbourne Industrial Property

– Acquisition of a prime grade, 10-unit industrial development at 450-466 Princes Highway, Noble Park North, Victoria for a purchase price of A$44.6 million.
– The current income is estimated to be 20% below market levels.
– 3 Units sold at a 44% premium to the acquisition price (pre-acquisition costs).
– New Opportunity Fund well supported by existing and new investors and was oversubscribed.
Terraplex Pty Ltd (AFSL No: 378434) is pleased to announce the acquisition of a multi-unit industrial development located in Noble Park North. It comprises 10 separately strata titled showroom/industrial units with a total area of 22,084m2 and is situated on a 4.04ha “Commercial 2” zoned allotment.
The Property has been purchased for $44.6 million with Jack Kelliher from JLL being the selling agent. It has been acquired through a newly established single asset fund which was oversubscribed having been well supported by the Terraplex investor base and new investors. The purchase price is well below replacement costs.

Mr Wallace added, “Our research indicates that there is strong demand from both tenants and owner occupiers for this type of product/location and the calibre of the existing tenant base, which includes international names such as Verbatim and Sime Darby, will be popular to private investors.
The property has already been subdivided into individual strata units which are readily saleable, and our intention is to sell down the units on an individual basis over the next 18 to 24 months. Our strategy seems to be paying off as we have already sold 3 units prior to settlement at a 44% premium to the acquisition price (pre-acquisition costs).
